Long-term residence

Dubai Golden Visa: investor, property, talent and entrepreneur

The Golden Visa is a five- or ten-year renewable residence framework for specified categories. Eligibility is evidence-led. A package labelled golden is not an approval, and this independent hub does not issue visas.

What the official portal actually describes

The UAE Government Golden visa page, checked again for this hub on 14 September 2026, describes long-term residence that can let eligible foreign talent live, work or study in the UAE. Published benefits include five- or ten-year renewable residence, no ordinary sponsor requirement, family sponsorship, and different treatment of time spent outside the UAE compared with ordinary residence.

It is an umbrella, not a single product. Category names, evidence and approving bodies differ. An investor file is not a scientist file. A property conversation is not an entrepreneur nomination.

Long duration is not permanent residence or citizenship. The holder must still meet the conditions that apply to the granted category and renew through the current process. GDRFA Dubai handles many Dubai-filed services. ICP handles federal and other-emirate residence issuance linked to Emirates ID. Start on u.ae, then open the authority that will file your case.

If two official pages disagree on a threshold, ask GDRFA or the nominating body in writing. Do not pick the cheaper brochure.

Investor and public-investment categories

Investment categories usually turn on qualifying value, ownership form and source-of-funds evidence. The live official page names the current asset types and the body that confirms them. A screenshot of a brokerage balance is not that confirmation.

Ask whether the qualifying amount must be unencumbered, how joint ownership is treated, and what happens if the investment is sold or falls in value before renewal. Keep immigration advice and investment advice in separate written scopes.

Pay government and professional fees only against a named category and a named official service. An eligibility opinion is not a residence permit.

Property-linked Golden residence

Property marketing is the noisiest Golden conversation. Ask for the exact official category, the qualifying ownership value, the treatment of mortgages and off-plan payments, and the valuation or title evidence the authority will accept now.

Complete ordinary property due diligence on the developer, title, payment schedule, service charges and exit costs even if a salesperson says the visa is included. Immigration eligibility should be confirmed through its own official route.

Model continuing costs: service charges, furnishing, vacant periods, insurance, registration and renewal administration. A headline dirham threshold can be met on paper while the household cannot hold the asset and the residence together.

  • Which official category and page does this property claim map to?
  • Who values the property for immigration purposes, and on which date?
  • Is a mortgage allowed, and how is equity measured?
  • What is refundable if nomination or residence is refused?
  • Are dependants included in the quoted professional fee?

Talent, specialist and executive categories

Talent and specialist routes often combine occupation, qualification, contract, salary and a recommendation from a competent body. A LinkedIn headline is not a classification. Ask which authority must nominate or confirm the person before GDRFA or ICP complete residence.

If the qualifying basis is a job, ask what happens if the title, salary or employer changes. Residence that does not need an ordinary sponsor can still sit next to a work-permit or labour record for the role.

Creative, scientific and humanitarian categories are nomination-heavy. Get the recommending body’s current criteria in writing before you pay a consultant to ‘submit Golden’.

Entrepreneur and project categories

Entrepreneur files usually need a project, ownership evidence and confirmation from an incubator or other competent authority. Company formation is not the same as that confirmation, and neither document is residence.

Ask which licensed activities the project may perform, which office or establishment rules apply, and how corporate tax or VAT questions will be handled. Keep those answers off the immigration invoice.

If a seller bundles a company, a desk and a visa, demand a line for each government service and each commercial charge. Refuse payment to an individual account.

Application anatomy without agency fluff

  1. Open the current u.ae Golden visa page and write the category in the authority’s words.
  2. Follow every linked official eligibility or nomination source for that category.
  3. Match each published test to a document you already control. Do not replace a threshold with an agent summary.
  4. Ask which files need authentication or translation.
  5. Separate eligibility review, nomination, entry or status, medical fitness, residence, Emirates ID, insurance and commercial advice in the quote.
  6. Submit identity and financial evidence only through a verified authority or a confirmed professional channel.
  7. Check the issued duration, category and family records, then calendar renewal and evidence-review dates.

Family, work and time outside the UAE

The official portal lists family sponsorship among Golden benefits. Each dependant still needs relationship evidence, insurance and the current medical or identity steps. The main approval does not make those steps instant.

Self-sponsored residence does not wipe employment regulation. An employer may still need a work-permit or labour record. Licensed business activity is another question again.

The official page describes more flexible absence rules than ordinary residence. Read the live wording for the holder and every dependant before a long stay outside the UAE.

Where this hub sits in the toolkit

The Golden visa move guide goes deeper on family, cost questions and reasons to pause. This hub exists so searchers comparing investor, property, talent and entrepreneur labels can land on a category map first.

Tick the verification work in the free move checklist. If you want the file saved and exported, continue in Move Planner. We still will not tell you that you qualify.

Plan each part of the move

The legal route, household costs and first-month tasks affect one another. Use the guide for the decision in front of you, then bring the answer back to the main relocation plan.
