Dubai Golden visa: categories and checks

The Golden visa is a five- or ten-year renewable residence framework for specified categories. Eligibility depends on the category and evidence, not on buying a package labelled 'golden'.

What the Golden visa is

The UAE Government describes the Golden visa as long-term residence enabling eligible foreign talent to live, work or study in the UAE. Published benefits include five- or ten-year renewable residence, no ordinary sponsor requirement, family sponsorship and different treatment of time spent outside the UAE compared with ordinary residence.

It is an umbrella for categories including investors, entrepreneurs, scientists and specialists, outstanding students and graduates, humanitarian pioneers and frontline heroes. Category names, evidence and approving bodies differ. A property investor should not use the checklist for an executive, and a creative professional may need a recommendation before the immigration application.

Long duration does not mean permanent residence or citizenship. The holder must continue to meet the applicable conditions and renew through the current process.

Start with the category, not the sales pitch

  1. Open the current UAE Government Golden visa page and identify the category that describes your basis.
  2. Follow the linked official eligibility or nomination source for that category. Note whether an approving body must recommend the applicant before GDRFA or ICP completes residence.
  3. Write the exact evidence test in your own words, then match each item to a current document. Do not replace an official threshold with an agent's summary.
  4. Ask the authority or provider which documents require authentication, translation, local recognition or a validity period.
  5. Separate eligibility assessment, nomination, immigration, medical, Emirates ID, insurance and commercial-advice fees.
  6. Submit identity and financial evidence only through the verified authority or a confirmed professional channel.
  7. Check the issued duration, category and family records, then calendar renewal and evidence-review dates.

Property does not create one automatic answer

Property-related Golden residence attracts aggressive marketing. Ask for the exact official category, qualifying ownership value, treatment of mortgages or joint ownership, required title and valuation evidence, and the body that confirms eligibility. Rules and service implementation can change.

Do not transfer a property reservation or advisory fee solely because a salesperson says the visa is guaranteed. Complete separate legal due diligence on the property, developer, title or project and payment protections. Immigration eligibility should be confirmed through its own official route.

Model the continuing costs of both the property and residence. Service charges, financing, insurance, registration, maintenance, vacant periods and renewal administration can matter even if a headline threshold is met.

Employment and business questions

Golden residence removes the ordinary need for an employer to sponsor the residence, but it does not remove employment regulation. An employer may still need to complete the work-permit or labour record that applies to the role. Ask the employer and responsible authority how the employment record should be created for a Golden visa holder.

A Golden visa also does not authorise every commercial activity. A company, professional practice or freelance activity can require its own licence, approvals and tax analysis. Keep residence status, ownership, management, paid work and licensed activity as separate questions.

If the qualifying basis is employment or professional standing, ask what happens if the job, salary, title or licence changes. Do not wait until renewal to discover that evidence needs updating.

Family and time outside the UAE

The UAE Government lists family sponsorship among Golden visa benefits and says the holder may remain outside the UAE for more than the usual six-month period without invalidating the residence on that ground. Check the live wording for the holder and every dependant before a long absence.

Create a family evidence file that maps passports, photographs, relationship documents, insurance and any medical-fitness requirement to each person. The main approval does not make every dependent step instant or automatic.

Ask how a dependant's record is handled if the main applicant changes category, does not renew or dies. The official page lists specific family protections, but the family should keep current contact and document information rather than relying on memory.

  • Which exact government service and category does each charge relate to?
  • Is the price for eligibility review, nomination, residence, Emirates ID, medical fitness, insurance or professional advice?
  • Which charges are government fees and which are the adviser's fees?
  • What is payable before eligibility or nomination is confirmed?
  • What is refundable if the approving body or immigration authority does not approve?
  • Does the quote cover dependants and all renewal costs?
  • Does property, company or licensing work create separate recurring fees?
  • Will you receive the official application number and direct evidence of submission?

Reasons to pause

Pause if the adviser will not name the category, official source or nominating body; claims a guaranteed approval; asks for payment to an individual; wants unredacted financial evidence through open chat; bundles property and visa advice without separate contracts; or cannot explain the refund position.

If two official sources appear to conflict, ask GDRFA Dubai or the competent nomination body to confirm the current Dubai implementation. Save the dated response. Do not select whichever answer is cheaper.
