Annual rent is only one part of the choice. A property can change transport time, school travel, cooling arrangements, move-in cash and the dates on which large payments are due. The shortlist keeps those factors beside the exact unit rather than beside a vague neighbourhood name.

Each candidate has space for the viewing date, payment schedule, work and school journey, move-in cash and unresolved authority or counterparty checks. This makes it easier to reject a superficially cheap option that creates a larger practical cost.

Record checks before transferring money

The pack prompts you to reconcile the property, landlord or authorised representative, contract, payment recipient and written deposit terms. It does not certify a broker, property or document. Verification must still happen through the appropriate official service and reliable evidence.

Holding deposits and urgent payment requests are recorded with purpose, recipient, deadline and refund terms. A blank or contradictory field is a reason to pause, not an invitation to guess.

Create a usable handover record

The handover sheet provides a structured place for rooms, fixtures, meter information, keys, agreed repairs, photographs and acknowledgement. It is a record-keeping aid rather than a substitute for the tenancy contract or professional advice.

The separate payment calendar keeps rent instalments, deposits, agency charges, registration, utilities and move-in purchases on their actual dates. Refundable cash remains separate from spending.
