Renting in Dubai: Ejari and move-in guide

Treat a rental as a chain of checks: suitable property, authorised counterparty, complete written terms, traceable payment, Ejari registration and utility activation.

Do the commute before the contract

Begin with the places the household must reach, not a list of fashionable neighbourhoods. Plot work, school, childcare, medical care and regular social or religious commitments. Test the journey at the hour it will happen and include the return trip.

Check whether the building and unit fit ordinary life: noise, lifts, parking, public transport, outdoor access, cooling arrangement, maintenance history, mobile signal, internet options and delivery access. For a family, test the school run before paying a holding amount.

A cheaper annual rent can cost more after a second car, tolls, parking, school transport and lost time. Put the housing and transport decisions in the same worksheet.

Verify the property and the person taking money

Do not rely on a messaging profile, listing badge or business card. Confirm the broker or company through official channels where available and ask for the landlord's ownership or authorised-representation evidence. Names on the property, contract, payment instruction and identity records should make sense together.

View the exact unit. Record its condition, fixtures, meter or premise information and agreed repairs. If someone requests a holding deposit, get written terms stating the property, amount, recipient, purpose, deadline and refund conditions before transferring it.

Be cautious about an overseas landlord story used to create urgency, payment to an unrelated individual, a price far below comparable homes, refusal to show documents or a demand for crypto or gift cards.

What Ejari does

Ejari is Dubai's tenancy registration system. Dubai Land Department's current service registers or renews a tenancy contract and issues an e-contract registration certificate. The service page names app, website/system and trustee-centre routes with different procedures and service charges.

The current page lists a unified tenancy contract as core evidence, plus identity and representation evidence for relevant service-centre applications. Conditions differ by channel and whether the property is managed. Read the live page instead of assuming the tenant can complete every case in the same way.

Keep the final Ejari certificate with the signed tenancy, payment evidence, condition report and landlord or manager contact details. Check names, dates, property information and annual rent before using it for another service.

DEWA move-in after Ejari

DEWA says its ordinary tenant move-in is digitally integrated with Dubai Land Department after Ejari issuance. The customer receives account and deposit instructions, with separate handling for qualifying free-zone premises and selected exemptions.

The current DEWA service page publishes the residential security deposit and activation charges, accepted evidence and service steps. Check those live figures when budgeting. Do not pay a utility deposit to a personal account on the claim that it will be passed on.

Ask separately about district cooling, building access, gas where relevant and internet. Those may not be part of DEWA or rent. Record account owner, deposit, activation date, final-bill process and move-out method for each service.

Move-in inspection

  • Photograph every room, appliance, surface, window and existing mark with dates.
  • Test water, hot water, cooling, lights, sockets, appliances, locks, intercom and smoke alarms.
  • Record meter or premise details and key or access-card count.
  • List promised repairs with a responsible party and completion date.
  • Agree the inventory and condition record in writing.
  • Confirm building move-in booking, lift protection, parking access and permitted hours.
  • Store the signed contract, Ejari, receipts and communication outside the agent's chat thread.

Renewal, increases and notices

Do not rely on a blog's fixed rent-increase statement. Dubai Land Department provides the official rental tools and tenancy guidance. Check the current index or evaluation route, contract and legal notice requirements for the situation.

Calendar the contractual and legal decision points well before the lease ends. Ask for proposed changes in writing. If there is disagreement, keep the complete evidence trail and use the official rental-dispute route or qualified legal advice.

If you do not intend to renew, follow the contract and current notice rules, arrange final bills and cancellation where needed, document the condition and return keys through a traceable process. Ask how and when the deposit will be reconciled.

When to stop and seek help

Stop before paying if ownership or authority cannot be confirmed, the contract names differ without explanation, the exact unit cannot be viewed, promised terms are missing, the payment recipient is unrelated, or you are rushed away from official registration.

For an existing dispute, eviction notice, deposit conflict, major maintenance issue or early termination, use Dubai Land Department and the Rental Disputes Center information or a qualified Dubai property lawyer. A relocation guide cannot interpret a contract or the law for your facts.

A request for written terms and verifiable authority should not end a legitimate transaction. Losing a suspicious bargain is cheaper than funding a fraudulent tenancy.
