Retire in Dubai

Dubai retirement visa: eligibility and move planning

Dubai's current retirement residence service offers qualifying retired foreigners a renewable five-year, self-sponsored permit. The Dubai test combines age and work history with one of the financial routes stated by GDRFA, including a Dubai-specific annual income threshold.

The current Dubai position

GDRFA Dubai describes a five-year residence permit for a retired foreign national without a sponsor or host in the country. It is renewable under the same terms as the first grant, so eligibility is not a one-time box that can be forgotten after approval.

The current service says the applicant must have at least 15 years of service before retirement, whether that work was inside or outside the UAE, and must have reached 55 years of age. It then sets financial conditions. Both parts matter.

The UAE Government's general retirement page shows a lower annual income figure for the wider UAE framework, then states a higher figure for a Dubai application. For a Dubai move, use the current GDRFA Dubai service and ask GDRFA to clarify any wording that affects your chosen financial route.

Do not merge figures from different emirates or older retirement programmes. Confirm the current Dubai route directly before transferring a deposit, buying property or changing residence.

What the service asks for

The GDRFA page separates evidence by the financial basis. Its property section refers to a passport copy and property ownership or an evaluation issued by the Land and Property Department. Its deposit section lists a personal photograph, passport copy, deposit certificate and an acknowledgement about transferring the deposit to the UAE.

For the income route, the page lists a personal photograph, passport copy, bank statements covering the previous six months and a letter from an official body identifying the source of income. A screenshot of an account balance is not the same thing as a documented source of fixed annual income.

The authority can request more information based on the case. Ask how pensions, annuities, rent or investment distributions are treated before presenting them as fixed income. This site cannot classify a private income stream from its label alone.

Property and mortgage checks

The current Dubai service says qualifying property is assessed by the competent authority in the emirate. It also addresses mortgaged property, stating that the amount paid to release the mortgage must be at least AED 1 million at the time of application. Obtain the authority's interpretation for the actual title and loan before relying on an estate agent's calculation.

Immigration eligibility is not property due diligence. Check title, seller or developer authority, payment schedule, service charges, condition, defects, rental restrictions, financing, insurance and exit costs through the appropriate legal and property process. A residence conversation should not rush a property transfer.

If a deposit must be transferred to a UAE financial institution within the stated time, confirm acceptable institution, account ownership, lock-in terms, currency conversion, source-of-funds evidence and what happens on refusal, renewal or early exit. Never transfer money to an adviser who cannot show the official destination and written mandate.

A careful application sequence

  1. Open the live GDRFA retirement residence page and confirm the age, work-history and financial route wording.
  2. Ask GDRFA or a verified Amer centre which evidence proves retirement and 15 years of service for your history.
  3. Choose the income route or the stated property and deposit route from evidence you already control, not from a seller's promised workaround.
  4. Obtain current property valuation, deposit, bank, pension or income documents through the recognised organisations.
  5. Check passport, photograph, insurance, medical, Emirates ID and in-country status requirements for the full residence process.
  6. Request a complete fee breakdown before submitting or appointing an adviser.
  7. Submit through the verified digital or service-centre channel and retain the official receipt.
  8. Check the issued category and dates, then preserve the evidence needed for renewal.

Fees and service time

The GDRFA service page checked on 9 September 2026 lists an AED 200 residence permit fee, AED 10 Knowledge Dirham, AED 10 Innovation Dirham, AED 20 delivery and an AED 500 in-country charge where applicable. It also contains five-year residence and identity fee lines. The presentation is not a safe all-in total for every applicant.

Ask the authority or Amer centre to itemise the current entry or status service, residence issuance, Emirates ID, medical fitness, delivery and any centre charge for your application. Add health insurance and document, valuation, banking, property and professional costs separately.

The official page gives 48 hours as the expected service completion time. That estimate does not include assembling financial evidence, property valuation, bank compliance, medical fitness, identity steps, family files or an authority request for clarification. Do not sell a home or book a permanent move around a two-day promise.

Healthcare and insurance

Retirement planning needs more than proof of an insurance policy. Compare the insurer's Dubai network, inpatient and outpatient limits, pre-existing-condition treatment, regular medicine, cancer and cardiac care, rehabilitation, dental and optical exclusions, emergency transport and medical evacuation.

Check whether the policy can be renewed at the expected age and what premium changes or underwriting can occur. A cheap policy accepted for an application may leave large gaps in the life you plan to lead.

Map ongoing treatment before moving. Confirm how to lawfully bring medicines, how much supply is permitted, whether prior approval is required and which local clinician can continue care. Keep a reserve for bills, co-payments and treatment outside the network.

Family, housing and daily life

Check dependant eligibility, relationship documents, insurance and residence duration separately. A five-year main permit does not remove the application steps for a spouse or other family member. Plan what happens to each dependant if the principal holder does not renew or dies.

Renting preserves flexibility while the household learns neighbourhoods, healthcare journeys and summer routines. Buying may support a wider financial plan but ties capital to one asset and adds service charges, maintenance and transaction costs. Do not let an immigration target make that decision by itself.

Test daily life around heat, mobility, driving, public transport, family visits and access to care. A home that looks affordable can be costly if every appointment and social connection requires a long private-car journey.

Tax, pension and estate work

UAE residence does not automatically end tax residence elsewhere or remove tax on pensions, investments, property and estates. Before moving, identify every country connected by citizenship, residence, assets, beneficiaries, trusts, companies and income.

Ask a cross-border adviser how pension payments, withdrawals, investment income, property disposals and currency transfers are treated. Review wills, powers of attorney, succession, account access and medical decision documents in the jurisdictions that matter.

Keep evidence of travel days, homes and the date the move became real. Review government pension, healthcare and benefit consequences in the country you leave. A Dubai visa is one part of the legal and financial picture, not the conclusion.

Renewal and contingency planning

The five-year permit is renewable under the qualifying conditions. Calendar a yearly evidence review even though renewal is less frequent. Check that income, property, deposit, insurance, passport and family records remain suitable and that the current service has not changed.

Keep accessible funds outside any locked deposit and allow for property repairs, insurance increases, emergency travel and professional advice. Record who can access accounts and documents if illness prevents the main applicant from acting.

Before cancellation or a permanent departure, ask GDRFA for the current sequence and permitted period. Close or transfer tenancy, utilities, insurance, banking, vehicles and dependant records in an order that does not strand the household.

Claims that deserve a stop

  • Age 55 is presented as the only eligibility condition.
  • A property seller says any AED 1 million purchase automatically produces residence.
  • An adviser combines financial routes differently from the live GDRFA wording but will not obtain clarification.
  • Money is requested to a personal account or the deposit destination is unclear.
  • A two-day service estimate is presented as a guaranteed moving timeline.
  • The health policy is described as visa compliant but its actual cover is not provided.
  • Tax-free marketing is offered in place of cross-border tax advice.
  • Renewal is called automatic without checking whether the financial basis must still qualify.
